Access Statement:


The Granary Cottage, Breamish Parks. Powburn NE66 4HR




The Granary cottage is a stone faced terraced cottage on Breamish Parks Farm. It is a self contained single storey ground floor annex to the main farm cottage with its own private parking and entrance doors. The interior is all on one level.


Pre- Arrival


  • Our website has pictures of all rooms and the exterior of the cottage.

      A floor plan is available on the photo slide viewer

  • Bookings and enquires can be made directly from the website via email, telephone or by letter or on line

  • Guests are sent a link to the digital welcome book which can be downloaded onto mobile tablets and smart phones. This gives details of the cottage including directions. It can be printed.

  • Guests will be sent details of where the key is located

  • The nearest bus stop is in the village (1/2 mile). Along the farm road (1/4 mile) down a slope and down a steep hill (250 yards)

  • The nearest main railway station is at Alnmouth 14.5 miles 

  • This access statement is also available by post or email


Arrival & Car Parking Facilities


  • Car Parking is available directly outside the cottage There is a reversing / turning area

  • The parking area is for the sole use of the cottage guests

  • Additional cars can be parked immediately behind or on the tarmac yard in front of the main house

  • A VoltShare Electric Vehicle charging point is available on site. This is a Pay as you go charger. This located at the other side of the yard on the wall of the barn. Guests will need to download the VoltShare App and bring their own charging cable – Type 2 with a type 2 socket

  • The parking area and driveway is level concrete to the front door.

  • The farm road is tarmac. There are four cattle grids, each with access gates for pedestrians on uneven grass land

  • The parking area and main yard is illuminated by automatic security lights. There is also a light above the front door of the cottage. The switch is inside the front door on the right hand side.

  • Details for the keys will be sent to the guests prior to arrival.

  • The farm yard and exterior areas are covered by CCTV .

  • A digital welcome book-an iPad is located on the wall in the lounge next to the right of the bathroom door adjacent to the central heating controls. 

  • A hard copy of the welcome book is also available.


Main Entrance


  • The main entrance is the front door accessed adjacent to the parking area. The key is made available upon arrival. Arrangements regarding the key for late arrivals will be made individually with guests.

  • The front door is 172 cm high x 75 cm  with the hinge on the left. The Yale lock is 105 cm high.

  • The step/thresh from the outside is 17 cm and 9 cm interior.

  • The front door opens into half way along the hallway which runs left to right. The light switch for the hall lights and exterior light is on the right hand side of the door frame.

  • A bottle of hand sanitiser is located on the windowsill behind the door.

  • The flooring is wood laminate with a non-slip thin mat at the front door and along the hallway.

  • The hallway width is 121 cm.

  • To the left at the end of the hallway is the cloths dryer, ironing board, brush and mop and BBQ tools.

  • On the right hand side is the door leading into the patio garden. There is no step but there is a thresh

  • To the right of the hallway is a doorway 196 cm x 76 cm. Hinged on the right opening into a small passage. The kitchen doorway on the right. Straight ahead to the living area through a door 187 cm high x 78 cm, hinged on the right


Dining Room & Lounge


  • Lobby area 190 cm wide x 290 cm. Doorway either side leading to bedroom (Left) and bathroom (right)

  • The lounge is approx. 540 cm x 440 cm

  • The carpet is light beige with a short pile.

  • On the right hand wall next to the bathroom door are the thermostat for the central heating  and the timer control for the heating and hot water.

  • The Digital "Welcome Book" is located next to the thermostat. It can be removed from its wall mount.

  • On the left wall is the square oak dining table (which can be extended) with 4 dining chairs.

  • To the right is the lounge area with 2 x single reclining  arm chairs with foot stools and a  2 person sofa plus an coffee table and two side tables. All are movable.

  • There is a  Free view TV plus DVD / VHS Player with remote controls. There is also a mini hi fi with CD player, DAB digital radio and an I pod docking station with remote control.

  • A cabinet contains a variety of books and guide books. 

  • Beyond the dining table on the left is an open arch doorway 280 cm wide opening into the sun lounge which contains a round breakfast table and two chairs. The flooring is wood with a large non slip rug.

  • From the sun lounge the sliding glass door opens onto the terrace.

  • There is a light switch on the left side of the arch which operates the exterior patio light

  • There are two standard lamps with foot operated switches




  • The front loading automatic washing machine/tumble dryer is sited in the kitchen under the counter to the right of the sink.

  • A folding clothes dryer is kept at the far end of the hallway.

  • A rotary clothes line  is located outside to the right of the main entrance. Pegs are on the windowsill next to the clothes dryer.



  • Door 196 cm x 70 cm hinged on the right.

  • Carpet cream/beige with short pile

  • Bed is king size double (5’) Height including mattress 53 cm

  • Space to right (wall) is 70 cm. Space to left (wardrobe) is 80 cm

  • All bedding is 100% cotton with  4 x non feather hypo-allergenic pillows and duvet (10 tog)

  • There are bedside cabinets either side of the bed each with reading lights.

  • An alarm clock is located on one of the cabinets. It can be moved to either side of the bed

  • A torch is kept in each top drawer for emergencies.

  • There is a further cabinet opposite the end of the bed. The top drawer contains a hair dryer

  • A chest of drawers is located to the right of the bed.

  • The wardrobe contains a full length mirror and a large quantity of wood cloths hangers

  • The large window can be opened inwards and used as an emergency access




  • The door is opposite the bedroom and opens outwards into the living room lobby. Hinged on left 195 cm x 70 cm

  • The toilet seat is 43 cm high. The space to the right (wall) is 28 cm and to the left (vanity unit with sink) 38 cm. The sink height is 78 cm.

  • The bath height is 53 cm with a horizontal grab handle attached to the wall

  • The thermostatically controlled shower is over the bath. The control unit is 125 cm above the bath floor. The shower head is detachable.

  • The room has a wall mounted heated towel rail/radiator.

  • Flooring is vinyl

  • Free floor space is 126 cm x 167 cm

  • There are 4 overhead  spot lights light and an illuminated mirror. There is also a shaver point

  • The bath and basin taps are lever operated

  • The vanity unit contains spare toilet rolls, toilet and bathroom cleaner


Self Catering Kitchen


  • The kitchen has one open doorway 194 cm x 83 cm

  • Immediately on the right hand side is the fire blanket and first aid box

  • Down the left hand side wall are a free standing fridge and a freezer unit under a laminate counter. Wall cupboards are mounted above 

  • A microwave and coffee machine are located on top of the counter

  • There are two waste bins one each for household waste and recyclable items

  • The remaining kitchen units run along the right hand side and along the end of the kitchen in an L shape

  • The granite work surface is 90 cm high and 58 cm deep. From the right to left are a storage cupboard for guest use, a free standing washing/dryer and sink unit. Above are shelves with crockery. Below the sink, the cupboard contains a bucket, iron and cleaning materials plus a George Forman Grill unit. The sink taps are lever operated.

  • To the left of the sink is a slimline dishwasher then a drawer unit containing cutlery, kitchen utensils , spare light bulbs and batteries.

  • The granite counter continues to a corner unit with two pull out shelves for guest use. Above, a wall mounted rail hangs stainless steel cooking utensils, and a utensil pot containing silicone utensils a wood knife block with kitchen knives, blender and bread bin and toaster.

  • Opposite the kitchen door on the far wall is the electric double oven with drop down doors accessed from both the front and both sides. The oven grill door is 146 cm high and the main oven door is 105 cm high. The cupboards below and above contains the pans and various bakeware

  • To the right of the oven / grill  a either side of the overhead hob extraction unit, wall mounted cupboards contains crockery, dishes and glasses.

  •  Below the counter, the drawer units and cupboards contain, further crockery items, small kitchen appliances, cooking and baking aids, cutting boards, measuring jugs cookware etc plus kitchen utensils and kitchen linen

  • To the right of the oven is the gas hob at 90 cm high.  Above the hob is an extraction unit with light.

  • Flooring is wood laminate with a non-slip mat. Free floor space is 285 cm x 375 cm

  • The kitchen is lit by two fluorescent lamps.




  • Exiting from the hallway, the door is 182 cm high x 76 cm. The hinge on the left. There is one step 22 cm deep including thresh x 23 cm wide The patio garden has a wooden garden seat and coffee table plus additional patio chairs and a table.  The cushions for both are kept in the sunroom.

  • The patio and terrace comprise embossed sealed concrete creating a good even surface.

  • From the patio continues onto the terrace terrace containing a patio table and three chairs. The terrace is also accessed via the sun lounge. The glass sliding door 180 cm x 68 cm opens to the left. There is a grab handle on the outside wall on the right. There are two steps, 8 cm including thresh and 15 cm high x 29 cm deep.

  • There are two garden recliner chairs stored in the sun lounge for guest use. A charcoal BBQ is located in the Patio Area

  • Guests can uses a Patio sun shade which is kept in the garden shed, accessed via the garden gate.

  • An iPad details the digital Welcome File contains details of the cottage including appliance instruction

  • A hard copy is also available

  • Pets are welcome – please inform us on booking. There is plenty space either in the kitchen or the hallway for pet carriers and bedding. Stainless steel feeding and water bowls are available in the kitchen

  • There is an outdoor hose located next to the main entrance door.

  • Heavy cotton throws for covering furniture will be provided

  • The premises are non smoking

  • The cottage has good reception for orange and the Vodaphone mobile network. O2 reception can vary but  can be obtained 1 mile up the road towards Glanton. In case of emergencies, we are happy for guest's relatives to contact us direct and we can pass on any messages

  • Torches for emergency use are located in both bedside cabinets and under the sink.

  • Copies of emergency procedures  and information are located on the wall in the hallway, and in “The Welcome File”

  • CO2 and smoke detectors are located in the kitchen and living room lobby adjacent to the bedroom door.
